The Process

The Selling Process

Selling a home well is a sequence, not an event. Pricing, preparation, and marketing each build on the one before, and the sellers who do best are the ones who understand the order. This is our process from the first walkthrough to the closing table, so you know what happens, when, and why.

  1. The In-Home Consultation

    We start at your home. You walk us through it, tell us what you love about it, and show us what you have improved. We assess the property honestly, discuss your timeline and your goals, and talk through what buyers in this market respond to. You will leave this meeting with a clear picture of where your home stands and what it will take to position it well.

  2. The Prep Plan

    Before a sign goes in the yard, we give you a personalized preparation plan. It covers what is worth doing, what is not, and who can do the work, with vendor contacts for anything you choose to take on. Not every project returns its cost, and we will tell you which ones do. You will also complete the Louisiana property disclosure at this stage, and if it makes sense, we can arrange pre-listing inspections so nothing surprises us after you go active. Packing early helps too. A home with room to breathe shows better, and you are moving either way.

  3. Pricing Strategy

    Your home gets its greatest exposure in its first days on the market, which is why pricing is decided before anything goes live, not adjusted after. We build the price from data, current comparable sales, active competition, and how buyers in your price range are actually behaving. Pricing correctly from day one produces the strongest return in the shortest time. Pricing high and reducing later usually produces the opposite.

  4. The Marketing Proposal

    Before your home goes on the market, you receive a written marketing proposal. It shows you exactly how your home will be presented, where it will appear, and what we are doing to reach the buyers most likely to want it. Professional photography comes standard on every listing, and video when it serves the strategy. You will see the plan in writing before you sign anything, which is rarer than it should be.

  5. Going Live

    Your listing launches everywhere buyers actually look, and the first weekend matters most. We coordinate showings around your schedule, hold an open house when it serves the strategy, and keep you informed as activity develops. You will never wonder how it is going. You will know.

  6. Offers and Negotiation

    When an offer comes in, we call you immediately and walk through every term, not just the price. Deposit, timelines, financing strength, contingencies, and what each one means for you. Then you decide: accept, counter, or decline, and we negotiate on your behalf. Market conditions, competing offers, and your own priorities all factor in. Our job is to get your objectives met, not just to get to a signature.

  7. Under Contract

    The buyer's inspection period begins, and this is where preparation pays off. We manage the inspection appointment, respond to repair requests with strategy rather than reflex, and keep the buyer's lender and appraisal on schedule. We track every contract deadline so nothing slips.

  8. Title and Clear to Close

    The title company examines the title, resolves anything outstanding, and prepares the closing. We stay in contact with the buyer's lender through final loan approval so your closing happens on time, and we review the settlement figures with you before closing day so you know your net proceeds to the dollar.

  9. Closing Day

    You sign the act of sale at the title company, the sale is recorded with the parish, and your proceeds are disbursed. We coordinate the key transfer with the buyers. Then it is done, and done well.

Every sale has its own complications. The difference is whether your agent saw them coming. Our process exists so that by the time a problem could appear, we have already handled it.

Seller FAQs

When should I sell my home?

When it serves your life, first, and the market, second. Spring and early summer bring the most buyers in Southeast Louisiana, but they also bring the most competition. A well-priced, well-presented home sells in any season. If your timeline is flexible, we can look at current inventory in your price range and pick the window where your home stands out most.

What is my home worth?

Not what an online estimate says. Automated valuations do not know about your renovation, your lot, or the condition of the comparable that sold down the street. We prepare a market analysis built from actual comparable sales, current competition, and the direction the market is moving, and we walk you through the reasoning, not just the number.

What do I have to disclose?

Louisiana requires sellers to complete a property disclosure covering known defects and the property's condition. Honesty protects you. Problems discovered by the buyer's inspector after they went undisclosed end deals and create liability. Problems disclosed up front get priced in and negotiated calmly. The form is yours to complete, in your own words and to the best of your knowledge. We will explain what it is and why it matters, but the answers are yours.

Should we price higher than market value to leave room for negotiation?

No, and this is the most expensive mistake sellers make. Buyers search in price brackets, so an overpriced home is invisible to the people who would actually buy it and unappealing to the ones who see it. Your best exposure is your first two weeks. An overpriced home spends those weeks teaching the market to wait for the reduction.

How long will it take to sell my home?

It depends on price, condition, and inventory in your bracket, and we will give you a realistic range at the consultation based on current data rather than a hopeful guess. What we can tell you is that homes priced correctly from day one sell measurably faster and closer to asking than homes that chase the market down.

How much will I pay in commission?

Commission is negotiated and put in writing before we list, so you will know the exact cost of our services up front. What the buyer's agent is offered, if anything, is also your decision, and we will explain how that choice affects your buyer pool. No vague answers, no surprises on the settlement sheet.

What do I need to do to prepare my home to sell?

Less than you fear, more than nothing. Deep cleaning, decluttering, and small repairs return far more than major renovations in most cases. After the walkthrough, your prep plan will list what is worth your money and what is not, specific to your home. We will not send you a generic checklist.

How will showings work?

Around your schedule. Showings are requested through us, confirmed with you, and feedback comes back to you after each one. We will talk through what works for your household, especially if you are living in the home with children or pets, and build the showing rules accordingly.

What marketing will you do to sell my house?

You will not have to take our word for it. Every seller receives a written marketing proposal before listing that shows exactly how your home will be photographed, presented, and promoted, and where it will appear. Professional photography and video are standard, not upgrades.

What about capital gains tax?

If the home was your primary residence for at least two of the last five years, federal law generally lets you exclude up to $250,000 of gain, or $500,000 for married couples filing jointly. Investment properties and second homes work differently. We are not tax advisors and this is not tax advice, so before you sell, a conversation with your CPA is worth the hour, and we are glad to coordinate with them.
