The Process
The Buying Process
Buying a home is a series of decisions, and most of them go better when you know they are coming. This is the process from the first phone call to the keys in your hand. Each step includes what happens, what it costs you in time or money, and what most buyers wish someone had told them sooner.

Get Pre-Approved
This is the first step, before you look at a single home. A pre-approval tells you what you can afford, what loan options fit your situation, and how a lender evaluates you as a borrower. You will also need a pre-approval letter to submit an offer, so having one ready means you can move quickly when the right home appears.
There is more to this step than most buyers realize. What you do with your credit, your accounts, and your employment between now and closing matters.

The Consultation
We meet in person, by phone, or over video. We go through your pre-approval, your timeline, your search criteria, your must-haves, and your deal breakers. You ask everything you want to ask. You leave with a clear plan and a realistic picture of the market you are buying in.

The Search
We set you up on a direct feed from the MLS built around your criteria, so you see homes as they hit the market, not after they have been sitting on a portal for days. When something interests you, we schedule showings and walk them with you.

Choose Your Title Company
Before we write an offer, we decide who will close it. In Louisiana, the buyer typically chooses the title company, though most buyers never know that. Your agent will have companies they know and trust, and going with that recommendation is perfectly reasonable. If you want to compare, fees differ from one company to the next, and this is the moment to ask for quotes. In certain situations, a succession or a relocation among them, the circumstances decide instead, and we will tell you when that is the case.

The Offer
When you find the home, we talk strategy. Price, terms, deposit, timelines, and what this particular seller is likely to care about. A competitive offer is not always the highest one. Our job is to keep the decision logical so you make a smart purchase, not an emotional one.

Under Contract
The seller accepts, and you are officially under contract, typically thirty to forty-five days from closing. Your deposit is placed in accordance with the purchase agreement, your lender orders the appraisal, and your inspection period begins. We send you a full timeline of dates and deadlines so nothing sneaks up on you.

Inspections
This is your due diligence window, and it is short, so we move quickly. We coordinate the inspection, attend on your behalf or alongside you, and walk you through the report when it comes back. Some findings look alarming and are not. Some look minor and are not. Knowing the difference is the whole point of this step.

Clear to Close
Inspections are resolved, the appraisal has come in, and your lender issues final loan approval. You will do a final walkthrough of the home shortly before closing to confirm its condition. We review your closing disclosure with you so there are no surprises on the settlement sheet.

Closing Day
You will typically meet at the title company to sign the act of sale, though other arrangements can be made when they are needed. Bring your driver’s license and your funds for closing, paid by cashier’s check or wire. Once everything is signed and recorded, the home is yours. Set up your utilities, forward your mail, and take a breath. You are a homeowner.

Buyer FAQs
Do I need to be pre-approved before looking at homes?
Yes. A pre-approval tells you what you can actually afford, and you will need the letter to submit an offer. Looking at homes first tends to lead to falling in love with something outside your range, or losing a home you could have had because you were not ready to act. It costs nothing and usually takes a day or two.
How soon should I meet with a Realtor?
Earlier than you think. Most buyers wait until they are ready to tour homes. Meeting three to six months out gives us time to help you prepare, connect you with the right lender, and watch the market together before you are under any pressure. There is no obligation attached to a conversation.
Do I pay my agent's commission?
Compensation is negotiated and agreed to in writing before we tour homes together, so you will know exactly what our services cost and how they are paid before anything begins. In many transactions the seller agrees to cover some or all of the buyer's agent compensation as part of the deal. We walk you through this at the consultation, in plain terms, before you sign anything.
What are contingencies?
Contingencies are conditions written into your purchase agreement that must be met for the sale to move forward. Common ones cover financing, appraisal, and inspections. They exist to protect your deposit. If a contingency is not met, you can typically walk away with your deposit intact, as long as you act within the deadlines in the agreement. We track every one of those deadlines for you.
What are the costs associated with buying a home?
Beyond your down payment, plan for closing costs, which in Louisiana generally run two to four percent of the purchase price. These include lender fees, title fees, insurance, and prepaid taxes. You will also pay for your inspection out of pocket during the option period, typically a few hundred dollars. You will also place a deposit when your offer is accepted, held in accordance with the purchase agreement and credited toward your purchase at closing. Your lender provides a detailed estimate early in the process, and we review your closing disclosure with you before closing day so the settlement sheet holds no surprises.
Do I have to put 20% down?
No. Twenty percent is the threshold for avoiding mortgage insurance on a conventional loan, not a requirement to buy. Conventional loans go as low as three percent down, FHA requires three and a half, and VA and USDA loans can be zero down for those who qualify. Rural USDA eligibility covers more of Southeast Louisiana than most people expect. The right answer depends on your situation, which is exactly what the pre-approval conversation is for.
What is PMI?
Private mortgage insurance. It is a monthly charge added to conventional loans with less than twenty percent down, and it protects the lender, not you. It is not permanent. Once you reach enough equity, it can be removed. Whether it makes sense to pay PMI now or wait and save a larger down payment is a math problem, not a rule, and we can walk through it with you.
Can I choose my own title company?
In most Louisiana transactions, yes, and it is worth knowing before you write an offer. Your agent will have title companies they trust, and their recommendation is usually a good one.
